Multi-Family Construction in Kentucky

We Build & Remodel Multi-Family Projects

In today’s growing world, multifamily homes are needed in big cities to provide everyone a comfortable place to come home after a long day at work. Apartment construction can provide many amenities and maintenance free living to tenants who love to experience life in the city.

Typically, new multi-family construction consists of apartment buildings, but may also include remodeling and updating of an older existing building or even the conversion of an older building into residences.

Apartment Construction Process

Woodbine Construction can start from the ground up with brand new multi-family housing construction of apartments, townhomes, or condo communities. We also work with existing property owners for updating and remodeling older buildings to make them better suited to today’s renters. Most buildings are closed while under construction, although we can work small sections at a time, so you can start to open up available properties as soon as possible.

Woodbine has years of experience in apartment construction. We have seen trends come and go throughout the years, but our commitment to quality and timeless style remains consistently successful.

The cost of any project depends on the size and scope of the work. Typically, new jobs will cost more than remodeling or conversion. For those interested in low-income housing options, we can work with you to provide a high-quality product and a smart investment opportunity.

Multi-Family Apartment Sizes

Today’s tenants are more interested in small, livable spaces than grand, luxurious living. The millennials who are renting today want spaces that have a low impact on the environment and the community. Sustainability and green practices are a big deal to renters which means a simple remodel for energy efficient windows, low-flow faucets and toilets, or energy efficient appliances are appealing to buyers.

Fewer units with more space in the same footprint is the best way to create a multi-family living facility big enough to raise a family and spacious enough to not go mad. Five spacious apartments bring in more money than ten tiny ones because you appeal to those who want roommates or have families.

Types of Multi-Family Apartments

Apartment buildings allow all types of investors to enter the market on a scale they are comfortable with. Various types of condos suit everyone from first-time investors to capital investment groups.

  • Garden: This is typically a one or two-story building with a courtyard or open space suited for a single-family per unit. Units may range in size and style, depending on the space available.
  • Walk-Up: These three to five-story buildings, have no elevator. They typically have two or three different styles of units and maybe both single and multi-family.
  • Mid-Rise: In the inner city or dense suburbs, this provides six to ten stories of apartment buildings serviced by interior elevators. Mid-rise buildings are typically less expensive and have fewer amenities than their high-rise counterparts
  • High-Rise: This is a building with more than ten stories, generally a penthouse on the top and parking underneath. They typically offer all the amenities you’d expect from luxury apartment living.

Woodbine has extensive experience building new multi-family homes and also has a wealth of experience remodeling buildings, including occupied buildings.
